Check-in time is after 16.00 h. and checkout is 11.00 h. Early check-in or late checkout may be possible but only with prior approval.

At the check-in, by Spanish law (Orden INT/1922/2003, de 3 de julio 2003) we have to register every guest (older than 15). Also we have to keep a copy of the passport or identity card for 3 years.


A payment equal to 100% of the rental rate, cleaning fee and the security deposit is required at the time of booking. Please make payments via bank transfer using the bank details provided on the invoice. The booking is final as soon as we have received the correct payment.


 At the time of booking apart from the rent, a security deposit of €400 and a cleaning fee of €75 are required. The security deposit is not applied toward rent, however, it is fully refundable within seven days of departure, provided the following provisions are met:

  • No damage is done to property or its contents.
  • There has not been smoked inside.
  • The inventory is complete.
  • All rubbish has been placed in the rubbish bins outside or taken away to the containers in the village.
  • All dishes have been cleaned and placed in the kitchen cupboards.
  • At the time of departure all doors are closed and all the keys are left on the dinner table inside.
  • All charges accrued during the stay are paid prior to departure.
  • No linens or towels are lost or damaged.
  • No early arrival or late departure without prior approval.
  • The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
  • No more guests or pets have stayed than agreed at the time of booking.


In the event that the tenant cancels, the following charges will apply:

  • Free cancellation until 30 days before arrival date.
  • 50% of rental price if cancellation is made after 30 days before arrival date.
  • 100% of the rental price if cancellation is made after 15 days before arrival date.

The owner may cancel if, due to force majeure, a situation has arisen in which the house cannot be rented with the appropriate facilities. For example, insufficient water supply available due to prolonged drought in the region. Of course, all payments will be returned in the unlikely event that the owner has to cancel.


The maximum number of guests is limited to seven adults or children. An extra bed for a baby child can be provided on request.


Rates include a one-time linen and towel setup. If you stay longer than one week we can provide you with a new set at your demand. There is also a washing machine available to wash the towels and sheets if needed. We do not permit towels or linens to be taken from the house to the garden, pool or beach.


While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. On demand we can provide an extra cleaning. Of course this cleaning has to be paid for.


Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.


This is a non-smoking property. For smokers ashtrays are provided outside at the front door and at the balcony/terrace. Please use the ashtrays filled with water because one little cigarette butt can easily set the environment on fire.


Making a fire in the house or the garden is not allowed. Fireworks or a charcoal barbeque are not allowed either. The risk of a fire spreading by just one spark is very big and unforgiving. There is a gas barbeque available on the terrace. Please do not move the barbeque.


The wood stoves in the house and the annex are suitable for wood only. Do not throw any other combustible materials in the wood stove. Do not put anything on top of the wood stove. Keep the wood stove door closed at all times. Fire wood is not included in the rental price. Visit our website for the optional costs.


The house is on well water and a septic system. The tap water is not suitable for consumption. The septic system is very effective; however, it will clog up if toilet paper or improper material is flushed. Therefore use the waste paper basket. No feminine products should be flushed at anytime. If it is found that feminine products or other products have been flushed and clog the septic system, you could be charged damages of up to € 400.


Gas, water and electricity are included in the rental price except electricity for the electric heaters in the bedrooms and the air conditioning in the annex. Visit our website for the optional costs. For the supply of gas, water and electricity we depend on other companies. Therefore we cannot refund any money if there is an interruption in the supply.


Pets are allowed but only with prior approval from the house owner. Pet owners are responsible for cleaning up all pet refuse. Pets are not allowed in the pool, bedrooms, bathrooms or on any furniture.


The pool belongs to the property and is therefore a private pool. The pool is fenced and the wooden gate must be closed at all times. The pool is open in summer and parts of spring and autumn. Visit our website for the exact dates. The owners assume no responsibility for illness or injury that humans may incur while using the pool. Parents are responsible for their children and those of others playing in the pool. They will not leave them unattended near the pool. Glass and food are not allowed near or in the pool. Diving is not allowed. It is not allowed to wear shoes of any kind in the pool because that may damage the pool liner.


Free Wifi is available in the house. Information how to connect is provided in the house manual. The connection is broad band and very reliable, however the owners cannot guarantee 100% availability of the connection. No refunds will be given in case of failure.


The owners assume no responsibility for injuries that humans may incur while on the premises. It is not allowed to access the plantation or private zones of the property.


The windows and the doors are protected against robbers. The renter is provided with a set of keys and is responsible for closing and locking windows and doors to avoid robbery. In case any content of the house is stolen while doors or windows are not properly locked the renter will be responsible for the damage.


A house manual is provided in the house. Please read the manual carefully.


The house is provided with a smoke alarm. It has to be switched on at all times.


The tenant has to have a travel insurance for all travelers, which covers third party risks in Spain. We also advise you to purchase a travel insurance.


We provide you with one set of keys. If you lose the keys we will need to charge you 35 euro´s for replacement.


Any exceptions to the above mentioned policies must be approved in writing in advance.
